Why don't introduce some real things that happen in football?

For example:
1- Teams change the Jersey every season no? because is the form to win $$$ one season and another, so, why we don't have the option to obtain a new "Free Jersey" and the game works in mode, = new jersey per season = more $$$$$ you obtain for merchandaiging? and if a team is not active of course he won less. Too at the end free jersey's can have a low cost to create this game mode that is more real...

and...

2- The stadiums are not forever... is true that we need "new" stadiums, and we have to have the option to obtain a new stadium, and select different buildings, but I'm looking that now in spain is "fashion" to build stadiums... because the duration of 1 stadium is max. 100 years for security, that's why Athletic de Bilbao have "El Nuevo San Mamés"... Real madrid want to remodel the "Santiago Bernabeu" and FC Barcelona too in 2017 so... why the game don't degrade the stadium with the seasons, ...maybe in 20 seasons and we have the option to remodel the stadium, or obtain a new?
