Upgrade your stadium as much as you have to to get all other facilities. After that, upgrade it at your leisure, you'll start to have a profit after a few real life years on T11. No point bankrupting yourself to enlarge your stadium.

Grass = reduced injuries at home
Youth = New young players
Parking = Increased home attendance

You need to invest in everything or else you won't get upgrades.

dv8r is right, the good stuff is all the facilities. Lights and scoreboard are useless, though, unless they have something to do with your side being selected to host CL and Cup finals. Seating is pretty useless as you'll only see a profit after several real life years, but all three are important to get the good stuff, medical, grass, training, etc.
